On May 27, 2025, the Excise Tax Act was amended to introduce a new GST rebate for first-time home buyers, lowering the barrier of entry for new purchasers entering the market while encouraging new home construction.

First-time buyers can save up to $50,000 

GST is eliminated on new homes up to $1 million

GST is reduced for new homes between $1 million and $1.5 million.

If you are a first-time homebuyer and purchasing or building a new home, you may be eligible for a FTHB GST Rebate if you meet all of the following criteria:

  • You are at least 18 years of age
  • You are either a Canadian citizen or a permanent resident of Canada
  • You have not lived in a home, whether in or outside Canada, that you owned or that your spouse or common-law partner owned in the calendar year or in the four preceding calendar years.
