Innovative developments inspire innovative campaigns, and such was the case with Five Crossings, a 207-unit development of space-efficient homes. With prices starting in the mid $200,000s, Five Crossings was created to lower the barrier of entry for first-time homebuyers and sold out within 72 hours.

The Ace marketing department was inspired by the concept of a living environment that intersects the five pillars of modern living: work, play, community, wellness, and technology. The logo, a stylized Roman numeral V, reinforced that brand name and identity.

Ad concepts were targeted to the 24 to 35 year old demographic of first time buyers, with messaging that reflected affordable pricing that would allow the opportunity for renters to “make the move to homeownership”. The development also offered a 98 Bike Score™ and easy access to transit, which was key messaging utilized not only in imagery but also in ad placements, incorporating bus shelter, bus wrap, and drive-time radio ads.

The tagline, “Simplicity Without Compromise” was crafted to reflect the key features of the project like highly functional floorplans, optional full furniture packages that transitioned spaces from day to night, and a rich package of community amenities designed for daily use.

The smart community concept also inspired a secondary tagline, “Smart Convenience for Connected Living”, reflecting the project’s tech features including touchless facial recognition entry, digital keys, a community amenities reservation system, and smart parcel delivery.
